What does property management cost?
Monthly management is 6%* of rent actually collected for the first year of a tenancy and 8% after that, with no management fee during vacancy. When Blake sources and places a resident, he quotes the placement fee for your property. Lease renewal is $200, and maintenance invoices carry no markup. Can you help if I am moving out of the area?
Yes. Blake works with owners who need a local point of contact for their South Bay rental. Start with the property address, its condition and your timing so he can discuss preparation, leasing and ongoing management.
Will I approve repairs?
Owner approval is required for repairs over $750, except emergency or habitability work. Vendor costs remain an owner expense. Review the approval process and exceptions in your management agreement.
How will I know what is happening with my rental?
The service includes monthly statements and distributions by the 12th, an annual statement and a six-month safety check. You can also use the owner portal to review account information.
